Closing and Escrow Services
At Advantage Title, we offer complete and comprehensive closing and escrow services. We will review all documents and figures with you so that you have a complete understanding of the closing documents and costs. We will conduct and oversee all funding aspects of your closing and proper disbursement of all funds at closing.
Title Search and Examinations
In compliance with Florida title requirements and standards, Advantage Title will conduct all the necessary pre-closing, updates as needed, and post-closing title and municipal lien searches to ensure that your chain of title is correct and your property is clear of code violations or liens and permit issues.
1031 Like-Kind Exchanges
We are experienced with the requirements of a 1031 Like-Kind Exchange. We can therefore serve in the capacity of Qualified Intermediary or work seamlessly with any other Qualified Intermediary to ensure that the tax-deferred benefits associated therewith remains intact work.

We are licensed and experienced to conduct closings throughout the State of Florida.
Referral and Ordering for Survey and Homeowner/Condominium Estoppels
We will order and review a Survey when needed to ensure that there are no unacceptable matters reflected in same that would negatively affect your title. In addition, we will also order all necessary estoppels for any Homeowner or Condominium Association to ensure that there are no existing Association violations and the account associated with your property is current or to otherwise collect all necessary funds to ensure a clean transfer with the Association records to you.
Our experienced staff prepares various documentation to satisfy all title-related requirements and other documents necessary to complete your closing.
Real Estate Tax Information, Homestead Exemption, and Portability Rights
Our staff will check that all real estate taxes are current and paid through closing, review the real estate taxes with you as to when due, what to expect with your first tax bill, and provide you with the information as to filing of your homestead exemption and your portability rights, if applicable, after closing.
